Believe it or not, most people (especially new home owners) have no idea where the hot water heater is in their home. Once you’ve located it, take a look at the label on it (a sticker approximately 3×2’ located on the side of your water heater). Find the serial number. Most manufacturers show the date of when the unit was made in the first four digits of the serial number. For example, lets say the serial number was 09934FR563 – we know it was made in September of 1993. Other manufacturers will list the week and then the year; for instance, 23934FR563. Here we know that the water heater was made on the 23rd week of 1993.

At Modern Plumbing, we tell our clients that the average water heater lasts approximately 9 -11 years before it starts leaking; however, it’s not unheard of to see a water heater 20 years old. We highly recommend homeowners be proactive about replacing their water heater before it leaks to avoid the costly problems a leak can cause. For example, if you have a hot water heater in the attic or in a crawl space, you may not know your water heater is leaking until you notice secondary damage that it has caused or get an unusually high water bill in the mail.

Basic Plumbing Tips You Should Remember

You never know when your plumbing will act up and be a frustration to your day. Here are some tips to know when the time comes so you will be prepared!

Use a shop vacuum to remove hard objects
When a hard object like a toothbrush, comb or toy plugs a toilet or drain, a plunger may not be the solution—it might only push the obstruction in deeper. Instead, suck out the water and the obstruction with a wet/dry shop vacuum.


Use a bucket of water to flush the toilet
You don't have to run to the neighbor's bathroom during a plumbing project. Before you turn off the water supply, fill 2- gallon buckets with water. Flush the toilet by dumping the water in the bowl. You'll get one flush per bucket. Works just as well as the usual method, although it won't refill the bowl.

Plunge water first before removing the trap
Before you remove a sink trap, give the drain a few plunges with a toilet plunger. This will push most of the water out of the trap, lessening the mess when you pull the trap. If you have a double sink, be sure to plug the other drain to contain the air pressure. If the strainer isn't a screw-down style, you'll have to hold it down while you plunge the drain.

Use pipe insulation to prevent sprayer snarls
If you have to jiggle the hose as you pull out your kitchen sink sprayer, chances are the hose is catching on the shutoff valves. For smooth operation, slip 1/2-in. foam pipe insulation over the pipes and shutoff handles. Tape it if it won't stay put. Get the insulation at home centers for about $3.

How to Keep Pipes from Freezing

Winter has arrived, and that means bundling up to try to keep warm. You might not realize it, but the pipes on your house need protection from the cold as well if the mercury drops down into the 20s F.

Here are some tips on how to prevent your pipes from freezing and some tips on how to thaw them out safely if they do.

Insulate Pipes: Insulate hot and cold water pipes in the crawlspace under your house as well as in the basement, attic, and exterior walls (if accessible) with snap-on foam insulation. Make sure foam insulation fits tightly without gaps. Apply duct tape to joints in insulation, and miter foam around elbows, so joints in pipes are completely covered.

Heat Pipes: Consider wrapping problem pipes with UL approved heat tape that has a built-in thermostat to prevent overheating. Follow the instructions that come with heat tape carefully to keep from causing a fire hazard.

Drip Faucets: Drip both hot and cold water at faucets in kitchen and bathroom. This not only keeps water moving through the pipes, but relieves built-up water pressure in the pipes if they should freeze. Set single lever faucets in the center so both hot and cold lines drip. Pay particular attention to pipes running in outside walls

Sprinkler System: Turn off your sprinkler system, and blow compressed air through the irrigation lines to drain the water.
